:: Do I have to subscribe to the website to receive reports?
No subscription is required. You only enter your e-mail address to advise us where to send the Listing report. Should you check "Remember Me", you will save some time by not having to retype your email address each time you request a report.
:: Will I be contacted by email or by phone if I ask for reports?
We are presently in the process of updating our website, by integrating artificial intelligence. We are presently training our new Digital assistant to answer your concerns and questions and to fully understand your needs. The Real Estate Board of Greater Montreal requires that the information originating from its database be requested by the customer, to prevent brokers from forwarding such information for non-solicited marketing purposes. This system has the added advantage of allowing you to keep those emails and return to them as many times as you like.
:: There are thousands of listings on your website, are they all ours?
No. The listings represent 100% of the properties currently offered by all real estate brokers and all agencies & banners.
The Quebec June 2024 law prohibits a real estate broker from representing both the seller and the buyer involved in a transaction. This makes our service even more relevant.
Our role is therefore to find you the best pertinent broker to represent you and make sure of the quality of the services you receive.
:: Can you find short-term rentals in iResidence.ca?
Rarely. Some rental listings may indicate an occupancy period for a term of less than 12 months. These are exceptions. The vast majority of the available listed properties are for 12 months or more. However, some realtors specialize in this type of business and list the apartments they offer in the Real Estate Board of Greater Montreal MLS system. These inscriptions will then appear in our reports. However, it remains that our website is not meant to find such services.
Our policy is not to venture into this type of service. We therefore do any research - personalized or not - for rentals of less than 12 months. And if you find such a listing in iResidence.ca that might interest you, we will give you the name and contact information of the listing broker, so you can communicate with him yourself.
You will easily find many temporary or short-term rental websites by typing Montreal short-term leasing or other similar terms in your favourite Internet search browser.
:: What is the difference between a listing broker and a collaborating broker?
The listing broker has signed a brokerage contract for the marketing of a property sale or rental with its owner. He represents the interests of his client, the owner. The collaborating broker works with a buyer or tenant to represent his interests. Under the provisions of the Act respecting real estate brokerage in Quebec, if a buyer or tenant does not have his broker (collaborator), the listing broker can assist the buyer fairly and equitably. He is required, however, to suggest and inform the buyer or tenant of his right to be represented by a collaborating broker of his choice, before making an offer to purchase or lease. The services of a collaborating broker are free for his client, as his remuneration is provided by the commission-sharing arrangement between the listing and the collaborating brokers. The vast majority of transactions are between such two brokers, a practice strongly encouraged by the board that governs real estate brokerage in Quebec.
