Our take on the district

Why Saint-Laurent is one of Montreal's most interesting territories right now

Saint-Laurent has been my daily operating territory for over 15 years. The iResidence office is located at 1858 Alexis-Nihon Boulevard, right in the heart of the borough. I know the buildings, the schools, the streets that don't show up on Google Maps, and above all the micro-markets that make two identical units in two neighboring buildings trade at $50,000 apart.

Three things make Saint-Laurent particularly interesting in 2026:

1. An established family territory that holds its value

With 105,800 residents, its recognized public and private schools, its parks (Bois-de-Saraguay, Marcel-Laurin), and its density of services (Marché Central, Place Vertu, CLSC), Saint-Laurent has attracted families for generations. The multicultural community is stable: 55% of the population is immigrant and well-integrated, with strong family and community networks. This stability shows in our data: across the 4,011 transactions compiled since 2021, the price trajectory is steady, without the speculative swings seen elsewhere.

2. An ongoing urban transformation

Cité Midtown (700 NEUF architectes condos), Nuvo, Chameran, new Bois-Franc phases: Saint-Laurent is one of the few Montreal boroughs where new-build supply remains sustained. This creates two useful dynamics for buyers: (1) downward pressure on new-unit prices, often below the market of central neighborhoods, and (2) a demographic renewal - more young professionals and young families are moving in, which supports long-term valuation.

3. Unmatched connectivity

Two metro stations (Orange Line), three REM stations opened in 2023, direct access to Trudeau Airport, a highway hub (40, 13, 15, 520). For those who need to travel - downtown, out of town, or on business - few Montreal territories offer this level of connectivity. Our analysis shows that buildings within 800 m of a REM station have kept a premium of 5 to 10% on price per square foot since 2023.

What I do for you, concretely

Whether you're looking to buy, sell, or simply understand the market before making a decision, my approach is the same: I give you all the information before you need to ask for it. Custom alerts on active listings, historical sales data, buyer briefs on every building of interest, confidential comparative analyses. Since 2013, over 253,000 listing reports have been requested on iResidence.ca. That's the platform's moat, and it's what gives you a real informational edge.

No pressure. No surprise. Bilingual support, data-first, from first call to key handover.

Getting around

Saint-Laurent is one of the best-connected boroughs in Montreal: two metro stations (Côte-Vertu and Du Collège, Orange Line), a highway hub (40, 13, 15, 520), direct airport access, and above all three REM stations opened in 2023 (Bois-Franc, Du Ruisseau, Côte-de-Liesse) that put downtown 15-20 minutes away.

  • Metro Orange Line · Côte-Vertu and Du Collège stations - downtown in 20 minutes
  • REM · Bois-Franc, Du Ruisseau, Côte-de-Liesse stations · downtown in 15 minutes, airport in 5-10 minutes

Shopping and services

Saint-Laurent combines major commercial hubs and local streets. Marché Central and Place Vertu concentrate mass retail, while the Décarie, Marcel-Laurin and Cavendish arteries offer restaurants, specialty groceries and neighborhood shops. The territory's cultural diversity is reflected in its cuisine: Italian, Lebanese, Greek, Chinese, Thai, Indian.

  • Healthcare · CLSC de Saint-Laurent (Place Benoit), Sacré-Coeur Hospital nearby (Cartierville), private clinics

Schools

Saint-Laurent is a major educational hub, with one of the highest school attendance rates on the island. The Centre de services scolaire Marguerite-Bourgeoys (CSSMB) and the English Montreal School Board (EMSB) operate a wide network, complemented by private schools and by the presence of Cégep de Saint-Laurent and Vanier College.

  • Public high schools · Saint-Laurent (bilingual), Émile-Legault (arts), Saint-Georges (EMSB)
  • Private · Collège Beaubois, Collège Vincent-d'Indy nearby, Peter Hall School

Nature, sport and culture

Saint-Laurent offers one of the largest green areas in Montreal with Bois-de-Saraguay nature park, Marcel-Laurin Park, and above all the famous Bois-Franc, an eco-district designed around canals and green spaces. Cultural programming relies on the Bibliothèque du Boisé (award-winning LEED building) and the Recreation Center.

  • Bois-de-Saraguay nature park · 96 hectares of mature urban forest, trails, wildlife
  • Bois-Franc · 200-hectare eco-district, canals, linear parks, distinctive architecture

What iResidence can do for you, as an owner or a future resident.

The most frequently asked questions about Saint-Laurent

How long does a Saint-Laurent property currently take to sell?

The honest answer: it depends on the property type, sub-sector and asking price on day one. Our charts above (days-on-market per year) show the trajectory of the past 5 years across the 4,011 Centris sales we compiled in Saint-Laurent.

For condos in 2026: median is 34 days on market, compared to only 21 days in 2021-2022. The market has rebalanced since 2023 (rate shock) but remains active: well-positioned units find a buyer in 2 to 5 weeks. In Bois-Franc and Cité Midtown, timelines are often shorter for units under $700K.

For your specific property, a confidential CMA will give you a realistic timeline based on your sector and property type.

What is the median condo price in Saint-Laurent in 2026?

Across the 422 condo sales in the first half of 2026, the median price is $635,000, with a median price per square foot of $516/sq.ft.. Distribution is wide: 25% of units sell below $500K, 25% above $795K.

Progression since 2021: +15% on median price ($555K to $638K), +17% on price per square foot ($449 to $524). More moderate than the 2021-2022 peak but sustained by connectivity (metro + REM + airport) and by new phases at Cité Midtown, Bois-Franc and Nuvo.

For precise pricing on your unit or the one you're considering, we look together at comparables from the last 6 months in your building.

Which Saint-Laurent sub-sectors match my profile?

Saint-Laurent is large (42.75 km²) and diverse. A few practical benchmarks:

  • Bois-Franc · family eco-district, canals, distinctive architecture, walking-distance schools · ideal for families
  • Cité Midtown · new condos designed by NEUF architectes, 700 units, park and pool · ideal for young pros and first-time buyers
  • Chameran / Nuvo · modern towers near REM Bois-Franc · connected, urban
  • Ouimet / Norgate · older, more affordable sectors, 1950s-60s single-family homes
  • East Saint-Laurent · walking distance to Du Collège metro, denser

We can help you target the right sub-sector based on budget, transit, schooling and lifestyle.

What is the REM impact on Saint-Laurent prices?

The REM (Réseau express métropolitain) came into service in 2023 with three stations in Saint-Laurent: Bois-Franc, Du Ruisseau and Côte-de-Liesse. Concrete impact on travel time: downtown in 15 minutes, airport in 5 to 10 minutes.

Across our market data, the effect is visible but moderate: buildings within 500-800 m of stations (Bois-Franc, Nuvo, some Cité Midtown phases) have maintained a premium of around +5 to +10% on median price per square foot, compared to similar buildings further away. The effect is stronger on sale speed (shorter days-on-market) than on absolute price.

It's a real logistical transformation, especially for those working downtown or travelling regularly.

Which public and private schools in Saint-Laurent?

Saint-Laurent is one of Montreal's most educated boroughs. The Centre de services scolaire Marguerite-Bourgeoys (CSSMB) operates most primary and high schools, complemented by the English Montreal School Board (EMSB) and several private schools.

  • Public primary schools · Katimavik-Hébert, Cardinal-Léger, Enfant-Soleil, Édouard-Laurin, alternative and international programs
  • Public high schools · Saint-Laurent (bilingual), Émile-Legault (arts), Saint-Georges (EMSB)
  • Private · Collège Beaubois, Peter Hall School (special needs)
  • Post-secondary · Cégep de Saint-Laurent, Vanier College (English)

For a precise assessment of the school catchment for a given address (1 km radius), we can check together the assigned public schools before purchase.

Is it better to buy new or resale in Saint-Laurent?

Both have their logic, and in Saint-Laurent you find both at comparable prices. Quick calibration:

  • New (Cité Midtown, Nuvo, Chameran) · warranties, better-insulated units, condo fees often higher at launch (reserve fund to build). Phased deliveries, plan 6-12 months.
  • Resale (2000-2015) · reserve fund already built, AGM history available, often more generous surfaces at the same price. Verify Loi 16 reserve fund study.
  • Older resale (1970-90) · affordable entry price, but watch the envelope (windows, roof, exterior walls) and rising condo fees.

What weighs most in the decision is the state of the reserve fund and the co-ownership governance, not the age of the building. We can provide a buyer brief for the specific building you're considering.

Is Trudeau Airport noise an issue in Saint-Laurent?

It's a legitimate question, and the answer is highly variable by sub-sector. Trudeau Airport is south of the borough, noise exposure varies by approach corridor.

  • More exposed sectors · Norgate, south Chameran, parts of east Saint-Laurent close to Highway 40
  • Less exposed sectors · Bois-Franc, north Cité Midtown, Bois-de-Saraguay area
  • Approach corridors · vary by runway in use and winds. Nav Canada publishes noise contour maps.

Also, recent condos (Cité Midtown, Nuvo, Bois-Franc) have high acoustic insulation (double glazing, concrete party walls) that considerably reduces external noise. Best way to validate: visit at different times of day.
